A New Singapore Transport Hub Takes Shape in Woodlands

According to The Straits Times, the centrepiece of the upcoming Woodlands Gateway project will be a major mixed-use transport hub.

It will have shopping and office spaces, green areas, and direct links to rail lines.

The Woodlands Gateway project will span 35 hectares.

That is about the size of the Sports Hub precinct.

The transport hub itself will cover 5.66 hectares, or nearly eight football fields.

JTC Corporation, a statutory board under the Trade and Industry Ministry, outlined these plans in tender documents seen by The Straits Times.

JTC Corporation said, "As the first rail entry point from Malaysia, Woodlands Gateway is envisioned as an iconic northern gateway, designed to offer travellers a strong impression when entering the city-state."

JTC added, "By seamlessly integrating transport, commercial and industrial functions into a single district, the development will serve as a prominent showcase of Singapore's leadership in mixed-use planning, innovation and design."

What the Bus Interchange and Retail Spaces Will Look Like

The first phase of construction includes a bus interchange of about 6,500 sq m.

The Land Transport Authority (LTA) will need to approve its design.

There will also be 28,000 sq m of retail spaces and 22,000 sq m of flexible office spaces.

The hub will connect directly to the upcoming Johor Bahru-Singapore Rapid Transit System (RTS) Link and the Woodlands North MRT station on the Thomson-East Coast Line.

The RTS Link will be able to move up to 10,000 travellers an hour in each direction once it opens.

This is expected to happen by end-2026.

Beyond the transport hub, the project also includes two blocks of factories.

The first phase of these factories should finish around 2031, with the next phase ending by 2034.

Underground Roads to Free Up Ground Level

In a recent article by The Straits Times, plans reveal an underground road network for heavy vehicles.

This network will send trucks directly to industrial offices.

It keeps the ground level free of heavy traffic.

Professorial research fellow Harvey Neo from the Singapore University of Technology and Design (SUTD) said the Woodlands Gateway is a good example of a transit-oriented development.

He said residents will benefit from having retail and job options right at a transport node.

Harvey Neo said, "Otherwise, it risks becoming an operationally underused piece of infrastructure."

He warned the underground network needs to be well-connected to loading docks and goods lifts.

It must also match tenants' operating patterns to work well.

Professor Khoo Peng Beng from SUTD said the district has the "regenerative possibility to create life" around the RTS Link's connectivity.

He believes the mixed-use development can uplift and transform the whole of Woodlands town.

Boosting Woodlands as a Business Hub

The Woodlands Gateway is expected to anchor more than 25,000 jobs.

It will help Woodlands tap into cross-border business chances once the RTS Link starts running.

Independent architecture consultant Jeffrey Ho said the district's success depends on synergy with other nearby developments.

These include the redevelopment of Kranji Turf Club, Republic Polytechnic, Woodlands New Town, Woodlands Industrial Park, and Sungei Kadut.

About two-thirds of this goes towards autonomy and digital twins, reinforcing the country's status as a global transport hub [7].

A Long-Term Vision for Woodlands

As mentioned by The Straits Times, on 30 June 2026 JTC invited firms to express interest in design consultancy and site supervision services.

Shortlisted firms can then submit detailed proposals for evaluation.

Neo said Woodlands will become a "border town" once the RTS Link opens.

He noted the district will boost the town's vibrancy, moving past its current image as a "mature area that is a little worn-out."
